Frequently asked questions
Does it work in Google Sheets?
Yes. Upload the .xlsx file to Google Drive, open it, then choose File → Save as Google Sheets. It uses standard formulas (SUMIFS, VLOOKUP and the like), dropdowns and charts that both Excel and Google Sheets support. There are no macros.
Which edition should I buy?
If you file US taxes on your rentals, choose the US edition (Schedule E categories). If you report rental income to the CRA, choose the Canadian edition (T776 lines, CAD).
How many properties can I track?
Up to 10 properties per workbook, with up to 1,000 transactions and 30 rental units on the rent roll. Use one copy per tax year.
Do I have to enter rent twice?
No. Log rent once in Transactions, using the tenant's name as Payee/Payer, and the Rent Roll fills in rent paid, expected-to-date and balance owing automatically.
Is this tax advice?
No. It's a record-keeping tool. Category names and line numbers follow the IRS and CRA forms for convenience, but you should confirm how to report your situation with a qualified tax professional.
Does it calculate depreciation or CCA?
No. It logs capital items (with a recovery period or CCA class) so you or your accountant can prepare the depreciation or CCA schedule.
How do I get the file?
After purchase, Etsy makes the .xlsx available under Purchases → Download Files. Etsy's app doesn't download digital files, so use a browser.
Was AI used to make it?
Yes. The templates were designed with the help of AI tools for drafting formulas, layout and text, then reviewed and tested formula by formula before release.
Can I get a refund?
Digital downloads generally can't be returned, but if something doesn't work, message us through Etsy and we'll fix it.
