Rental cash flow calculator
Estimate monthly cash flow, NOI and debt coverage for a rental property, including Canadian semi-annual mortgage compounding.
How this is calculated
Effective income is rent plus other income, minus your vacancy allowance. Operating costs are taxes, insurance, fees, utilities and the percentage-based allowances for repairs, capital reserves and management. Net operating income (NOI) is effective income minus operating costs. Cash flow is NOI minus your mortgage payment (principal and interest).
The mortgage payment uses the standard amortization formula. With semi-annual compounding (common for Canadian fixed-rate mortgages), the monthly rate is (1 + rate/2)1/6 − 1 rather than rate/12, which gives a slightly lower payment.
Debt service coverage is NOI ÷ mortgage payment. Above 1.0× means the property's income covers the loan.
